Typical Life-Care financing prepays for the possibility of a lengthy stay in health care regardless of your need. According to the National Nursing Home Survey, if admitted to a nursing home, the average length of stay in a nursing facility is 9 months to just under 2 years. This is a far shorter time-period than what is prepaid with life care financing.
Historically at Stonegates, less than 50% of our residents have ever needed admission to our Health Center, and less than 18% have required an extended stay, longer than 9 months.
Ownership entitles Stonegates residents to determine their own healthcare choices, whether it’s additional in-home services or a move to our health center. Life care communities often dictate that move.

It is important to note that we are a privately-owned community as opposed to a large corporation. This allows us the ability to customize your home, surroundings and services, which maximizes our residents’ satisfaction. You will find the most value at Stonegates.
Stonegates will always buy back your property regardless of the circumstance.
By contract, Stonegates will repurchase your home within 150 days of notice.
This is an agreement signed at the time of the original settlement of your condominium.
Our Health Center is exclusively for Stonegates residents. As a Stonegates resident or owner you are guaranteed a skilled nursing bed in our Health Center. We do not admit from outside our own Stonegates community, as other communities do to fill a bed. That is why the contracts in the other communities will guarantee you a skilled nursing bed ‘somewhere’ in case there is not an available bed at the community where you live.
Staffing – our professional staffing ratios include a greater number of professional nurses than CNAs, unlike most other communities. This enables us to deliver a primary care model to our patients. A team of 2, a nurse and a CNA, for 8-10 patients=a high staffing ratio. Our staffing ratio is double of what is required by the State of Delaware.
Yes, and we have many Assisted Living options that can be customized to your personal needs. We will be breaking ground on a stand-alone Assisted Living and Memory Care building that will be opening in the fall of 2025.
There are businesses in the area that Stonegates residents have worked with very successfully. Stonegates will credit you at settlement with $800.00 for any transitional service that is recommended on our list.
Family and friends are free to visit your home whenever you like. Guests can join you for meals, activities and even the fitness center. We have 2 guest suites on site that your out-of-town guests can reserve for a modest fee.
We love pets! We just ask to please keep them on a leash, clean up after them, and be considerate of fellow residents when you are out and about.
Yes, we do have a waiting list. Signing up gives you priority when cottages and apartments become available. The sales team will contact you to come and see the available home.
